  1. What kind of pets do you allow? Do you permit exotic pets?
    Only dogs, cats, fish and birds. Dog restricted breeds include: Staffordshire Terrier (Pit Bull), Rottweiler, Doberman Pinscher, Chow, Akita, Alaskan Malamute, German Shepard, St. Bernard, Wolf Hybrid, and/or a mix of any of the above. Veterinarian records and photograph are required.* *Breed size, weight limitations, fees and deposits do not apply to assistance animals. We comply with all applicable fair housing laws. We will consider any request for reasonable accommodations.
  2. How many pets may I have?
  3. Are there any deposits, special fees, or monthly charges to have a pet?
    Deposits vary depending on pet size and weight; see pet policies for further information. There is a $10 monthly pet rent per pet; which include dogs and cats only. There is also a non-refundable pet fee for each pet, please refer to pet policies for actual amounts.

  5. What are your fees and monthly charges?
    $35 single/$50 joint application fee, $75 non-refundable administrative fee and $125 deposit required to apply. Monthly fees include: rent, water/sewer/trash billing, $3 street user fee, $2 pest control fee and applicable pet rent should you have a pet.
  6. What are the income and credit qualifications?
    3 times the amount of monthly rent, Verifiable rental or mortgage history reflecting on-time payments (no broken leases), Good credit history, No felony convictions. For further information please refer to qualification standards.
  7. What is acceptable “proof of income” to sign a lease?
    Must present 3 consecutive pay check stubs or income tax return. Please refer to qualifications for further explanation.
  8. What happens if I qualify for an apartment, but my roommate does not?
    Your application for residency would be denied as both leaseholders must meet the qualifying standards of the community and execute and sign the lease. If you qualify on your own you could lease an apartment and move in; however your roommate could not occupy the apartment.
  9. Is my security deposit totally refundable?
    The application deposit is $200; of this amount $125 is refundable and $75 is applied to a non-refundable administrative fee.
  10. If I get a job transfer, can I break the lease?
    Military personnel would be required to give a full 30 day written notice plus provide a copy of their military orders. All others would need to contact the management office regarding fees and costs associated with early lease termination.
  11. Can I change to a month-to-month lease plan after my first year?
    The lease contract will automatically renew on a month-to-month basis unless either party gives the other party a 60 day written notice of termination or intent to move out as required by the lease contract. All month-to-month leases will be at the current market rent plus a month-to-month fee of $100 per month.
  12. What utilities are included in my lease?
    None, all utilities are paid by the resident.
  13. How long is the term of the lease?
    A minimum of 6 months is required; preferred term is 12 to 13 months. However, a limited number of 3 month leases are available at Market Rent plus a $100 upcharge per month.
  14. Do you accept leases for short terms?
    The property has 8 fully furnished studios that include all utilities, internet and cable; a minimum 1 month lease is required, other lease terms available.
  15. Am I required to have renters insurance?
    Yes, $100,000 minimum liability is required and the community listed as an additional insured; certificate of insurance must be presented at the time of move-in. Ask about our e-renters insurance plan.
  16. Do you offer furnished apartments?
    The community offers 8 fully furnished studios; the starfish floor plan (413 sq ft) that include utilities, internet and cable. A minimum lease of 1 month is required.
  17. Do you offer corporate apartments?
    The 8 fully furnished studio units could be used for this purpose; however any other apartment homes established as corporate units would have to be through a 3rd party company.
  18. If something needs to be repaired in my apartment, how do I report it?
    The best way to report a maintenance issue is in writing; you can do this through the property website by email and/or email the property directly. In an emergency situation you can call the office number 24/7 to report the problem.
  19. When is my rent payment due?
    On the 1st of each month; late fees are not assessed until the morning of the 4th.
  20. What day of the month am I liable for a late charge?
    4th of each month.
  21. Will you accept electronic payments from my bank?
    You will have the ability to pay online through our portal; there are fees associated with this convenience.
  22. Is there a place where I can pay my rent after office hours?
    The only way to pay your rent after office hours is to go to our website and use the pay lease portal.
  23. There is a person who might be staying with me for a while, is that permitted by the lease?
    The lease requires you to notify management if the person will be staying with you more than 3 consecutive days.
  24. Do you have reserved parking?
    Yes there is 1 reserved space for all one bedrooms and 2 reserved spaces for all two bedrooms; additional spaces may be reserved as available for a monthly fee of $35.
  25. I have a motorcycle, where can I park it?
    In the resident assigned space in the parking garage.
  26. My children live with me in the summer; do I need to notify your office when they arrive?
    Your children would need to be included as occupants at the time you lease the apartment to ensure compliance with the properties occupancy standards during your residency at our community.
  27. Can I install my satellite dish at my apartment?

  31. Does the property offer on-site recycling?
    Yes, cardboard only.
  32. Are gas grills permitted at your property?
    No, they are not allowed to be stored on your patio or balcony; city fire codes prevent them from being stored or used within 10 feet of the building. There are community grilling stations located at the pool for our residents use.
  33. Is there any additional storage space available at your property?
    Yes at an additional charge; please contact the management staff for availability and pricing.
  34. Are residents permitted to paint their apartment?
    Yes with prior written approval by management; resident must paint it back to the original color at move out, failure to do so will result in a fee assessment related to the costs for management to return it to the original color.

  37. How is your property different from the competition?
    We have a friendly, service oriented staff, 24/7 on-call maintenance, a 4 story parking garage, elevators and close to bayfront/downtown area with spectacular bay views from some homes and other seating areas throughout the community.
